  1. Do you allow pets?
    Yes! Rachel Gardens is a pet friendly community. We allow cats and dogs; up to 2 pets per apartment. (restrictions apply)
  2. Do you permit exotic pets?
    No we do not.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    There is a one-time $350 non-refundable pet fee per pet and $50 monthly pet rent.
  4. What must I bring with me to tour an apartment?
    Please bring photo identification to tour as well as verification of income to apply.
  5. What are your application fees?
    $50 first person/ $25 each additional applicant.
  6. What are the income and credit qualifications?
    3x rent – credit is scored by a third party company.
  7. What is acceptable “proof of income” to sign a lease?
    Four weeks’ recent pay stubs, copies of pension checks, annuities, etc. Please call for more details.
  8. Is my security deposit totally refundable?
    Yes, provided there are no damages or cleaning items at vacate.
  9. How long is the term of the lease?
    12 months.
  10. Am I required to have renters insurance?
    Yes.
  11. Do you offer furnished apartments?
    No.
  12. If something needs to be repaired in my apartment, how do I report it?
    Please call our office or submit a service request online.
  13. When is my rent payment due?
    Rent is due on the first of each month.
  14. What day of the month am I liable for a late charge?
    You are levied a late fee on the 6th day of the month.
  15. Will you accept electronic payments from my bank?
    We offer electronic ACH payments through your checking account. We do not accept wire transfers.
  16. Is there a place where I can pay my rent after office hours?
    You may pay your rent online anytime @ RentPayment.com.
  17. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes a short-term visitor is permitted to visit. We ask that you please advise the office of the visitor's name.
  18. Do you have reserved parking?
    No.
  19. I have a motorcycle, where can I park it?
    In a regular parking space.
  20. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes, please register their name/s with the office in case they get locked out or have other difficulties when you are not home so we will be able to assist them better.
  21. Do you have cable services?
    Yes.
  22. Does the property have a swimming pool?
    Yes.
  23. Does the property offer on-site recycling?
    Yes, recycling is required.
  24. Where do I register to Vote?
    Montville Township – various locations depending on the election.
